How much clear height does a two-story office need?

Plan on about 18 to 20 feet of usable height for two comfortable floors. In a 32 to 40 foot building along I-55 that is never the limit, but we still measure to the lowest light or duct before drawing it.

Does each floor really need its own HVAC?

Almost always. Warm, humid air collects up high in summer, while the lower floor feels the cold from dock doors in winter. Two zones keep both rooms comfortable without one unit fighting the other.

Can we add the second level later?

Sometimes. If it is a possibility, say so at the design stage and we will spec a load-bearing roof and columns ready to carry it. Adding a deck to an office that was not planned for one costs more.

Where should the stairs go?

On the side that stays out of forklift and pedestrian lanes. We mark truck and lift traffic on the layout first, then place the stair tower where it does not cut across a pick path.

Why Distribution Centers on the I-55 Corridor Build Up

The newer warehouses along I-55 and I-80 often have 32 to 40 feet of clear height. In a building like that, a single-story office wastes most of the air above it. A two-level unit puts management, HR, or a training room upstairs and keeps the ground floor for the people who have to be next to the dock.

The upper floor sits on an engineered steel deck with columns sized to the load. A stair tower with handrails and landings goes on the side that keeps forklift lanes clear. Glass on the ground level keeps supervisors watching the floor.
